Utility Maintenance


QUALIFICATIONS:

1. Five years of experience in the cleaning and maintenance of a school plant or other large building.

2. Sufficient education to ensure the ability to read and write as required in the position.

3. Any satisfactory equivalent combination of experience and training which ensures the ability to perform the work may substitute for the above.

4. Thorough knowledge of tools, materials, methods and practices followed in the maintenance of tools, machinery and equipment.

5. Limited electrical license required within six months of hire.

6. Considerable knowledge of heating and cooling systems, their operation, maintenance and repair.

7. Considerable knowledge of the requirements of maintaining school buildings and grounds in a safe, clean and efficient fashion.

8. Considerable knowledge of the procedures and techniques for making routine but moderately complex plumbing and mechanical repairs.

9. Ability to prioritize activities.

10. Ability to perform strenuous physical labor involving the movement of equipment and furnishings.

11. Ability to maintain the necessary record-keeping systems.

12. Ability to follow through on oral and written instructions or work requests by implementing appropriate action and ensuring that work is completed in a timely and efficient manner.

13. Ability to develop and maintain effective working relationships with other maintenance and custodial staff, supervisors, teachers, principals and students.

SUPERVISES:

None

JOB GOAL:

Under general supervision, to do semi-skilled and skilled work in several trades in the maintenance, construction and repair of buildings and equipment and to do related work as required.

PERFORMANCE RESPONSIBILITIES:

1. Makes repairs on a regular basis to plumbing, electrical and mechanical fixtures and equipment. Repairs roofs, doors and windows. Does touch-up painting.

2. Inspects buildings and grounds regularly to identify safety hazards, maintenance, and prioritizes and completes assignments accordingly.

3. Operates heating system which involves monitoring controls, making minor adjustments, cleaning parts of the system and performing maintenance work on heating and ventilating equipment. Services electric motors.

4. Coordinates major maintenance and/or repair projects during school breaks or summer months, etc.

5. Drives to school after hours or on weekends or holidays to respond to emergency calls or situations.

6. Maintains and makes repairs to building equipment as requested by work orders and maintenance supervisor.

7. Makes repairs and adjustments to plumbing equipment and apparatus in school plants, cleaning plugged drains, flushing sewer lines, and replacing faucets, washers and gaskets.

8. Must demonstrate excellent attendance and punctuality.

9. Performs other tasks as assigned.

TERMS OF EMPLOYMENT:

Twelve-month year, eight hours per day. Salary and work year to be established by the labor agreement and ratified by the Board of Education.

EVALUATION:

Performance of this job will be evaluated annually by the Maintenance Supervisor in accordance with provisions of the Board's policy on evaluation.
